Free through Dec 31 · 10 buildings only

Free commercial energy audits for 10 Twin Cities buildings

Parker passed the Certified Energy Manager (CEM®) exam this year and is logging audit hours toward the credential. Through December 31 he’s doing full energy audits (ASHRAE Level 2 scope) on 10 commercial buildings at no charge. You get a written report that puts a dollar figure on everything that’s wasting energy.

Claim one of the 10 spots

First 10 qualifying buildings, through December 31. Takes 30 seconds: building type, name, phone and email. Parker will call to ask about the building and your electric bill. Prefer to talk? Call 651-418-1476 and ask for Parker.

Why it’s free

Engineering firms usually charge by the square foot for this scope. One city program puts the average ASHRAE Level 2 audit at about $0.15 per square foot for buildings over 25,000 sq ft, so a 40,000 sq ft warehouse is roughly a $6,000 study. Parker passed the CEM exam and needs documented audit experience to finish the credential. You get the audit, he gets the hours. There’s no sales pitch built in, and the report is yours to use with any contractor you like.

What you get

The same scope a paid Level 2 audit covers: your bills, your building, real measurements, and a written report.

1

12 months of utility bills

We break down where your electric and gas dollars go, including demand charges, which are often the biggest line on a commercial bill.

2

A full building walk-through

Lighting, HVAC, boilers, steam, compressed air, refrigeration, motors and controls, plus the building envelope where heat escapes.

3

Real meters on your biggest loads

A power logger and clamp meters go on your largest electrical loads, so the numbers come from your building and not a rule of thumb.

4

Thermal imaging

An infrared camera shows hot electrical connections, missing insulation and heat loss you can’t see by eye.

5

A written report in dollars

Every finding is listed with what it costs you each year and a recommended fix, in priority order.

6

A sit-down to walk through it

We go over the report with you so you know which items pay back fastest. What you do with it is up to you.

What we usually find

Most buildings have several of these, and nobody notices because the bill just shows up every month.

Exhaust fans running 24/7Pushing heated or cooled air outside all night and all weekend.
Failing electrical connectionsLoose or corroded lugs that run hot, waste power and are a fire risk.
Early-morning preheatHeating or cooling the building hours before anyone shows up.
Fans and pumps at full speedEquipment running flat out when it could idle or slow down.
Missing or poor insulationWe put a number on the heat you’re losing through walls, roofs and doors.
Boilers that need tuningEquipment that hasn’t been adjusted in years and burns more fuel than it should.
Uninsulated steam and hot-water linesBare pipe throwing heat into rooms that don’t need it.
Compressed-air leaksA single leak can cost $1,000 or more a year in compressor power.
Lights on in empty roomsNo occupancy sensors, no schedules, old fixtures.
Demand spikesBig equipment all starting at once, which can set your demand charge for the whole month.

Which buildings qualify

Any commercial building, any size. Buildings on a demand-metered electric rate get first priority, because that’s where the audit usually finds the most money.

Food & drink

Restaurants, bars and breweries. Refrigeration, kitchen exhaust and long hours add up fast.

Industrial

Shops, warehouses and manufacturing. Compressed air, motors, high-bay lighting and demand charges.

Buildings people live and gather in

Offices, churches and apartment buildings. Boilers, schedules and envelope losses.

How it works

Five steps. You don’t need to prepare anything except access to your bills.

1

Claim a spot

Fill out the form below or call. Tell us the building type, rough square footage and city.

2

Send 12 months of bills

Or authorize us to pull usage from your utility. We review them before the visit.

3

Walk the building

Parker walks every system with someone who knows the building, with a thermal camera in hand.

4

Log the big loads

Meters go on your largest electrical equipment to capture how it actually runs.

5

Get your report

A written report with every finding, its yearly cost and the recommended fix, then a sit-down to go over it.

Free energy audit FAQ

Is it really free? What’s the catch?
It’s free. Parker passed the Certified Energy Manager exam this year and needs documented audit experience to complete the credential. You get the audit and the report, and there’s no obligation to buy anything.
Is Parker a Certified Energy Manager?
He passed the CEM exam in 2026. The Association of Energy Engineers grants the certification once it verifies the required experience, and these audits are part of that experience.
What is an ASHRAE Level 2 audit?
ASHRAE defines three levels of commercial energy audit. Level 2 is the energy survey and analysis: a detailed review of utility bills, a walk-through of every major system, measurements, and a report that estimates the cost and savings of each recommended improvement.
What do I need to provide?
Twelve months of electric and gas bills (or authorization to pull them from your utility), access to the building including mechanical rooms and the roof if needed, and someone who knows how the building runs.
What does “demand metered” mean?
Most commercial electric rates charge for both energy used (kWh) and your peak demand (kW), the most power you pull at any one time during the month. If your bill has a demand or kW line, you’re demand metered. Those charges are often where an audit finds the fastest savings.
What size buildings qualify?
Any size, from a single-tenant shop to a large plant. Demand-metered buildings get first priority.
Do I have to hire you to do the fixes?
No. The report is yours to use with any contractor or your own maintenance staff. If you want a quote on any item, just ask.
Where do you work?
The Twin Cities metro and surrounding areas, from our office in Saint Paul Park. If you’re farther out, ask anyway.

Ten buildings. Through December 31.
