Commercial energy audits

Find out what your building is wasting, in dollars

A commercial energy audit reviews your utility bills, walks every system in the building, measures your biggest loads, and gives you a written report of what’s costing you money and how to fix it. Led by Parker Schulzetenberg, who passed the Certified Energy Manager (CEM®) exam in 2026.

Parker is completing the experience requirement for his CEM credential, so through the end of 2026 we’re doing full audits on 10 commercial buildings at no charge. See the free audit offer and claim a spot.

What a commercial energy audit covers

Our audits follow the ASHRAE Level 2 scope: energy survey and analysis.

1

Utility bill analysis

Twelve months of electric and gas bills, broken down by energy, demand and rate, benchmarked against similar buildings.

2

Lighting

Fixtures, hours, controls and occupancy, with LED retrofit and sensor savings calculated.

3

HVAC, boilers and steam

Schedules, setpoints, boiler tuning, steam traps, pipe insulation and ventilation rates.

4

Compressed air, motors and refrigeration

Leaks, pressure settings, motor sizing, variable-speed opportunities and refrigeration efficiency.

5

Electrical loads and demand

A power logger on the biggest loads to find what’s setting your demand charge, plus a thermal scan for failing connections.

6

Building envelope

Insulation, air leaks, doors and windows, with the heat loss put in dollars.

Who it’s for

Building owners and managers who want to know where the money goes before they spend more on equipment.

Restaurants, bars & breweries

Refrigeration, kitchen exhaust, process loads and long operating hours.

Shops, warehouses & manufacturing

Compressed air, motors, high-bay lighting and demand charges.

Offices, churches & apartments

Boilers, HVAC schedules, common-area lighting and envelope losses.

How the audit goes

Most of the work happens on our end. You provide bills and access.

1

Intro call

We learn how the building is used and what’s been bugging you about the bills.

2

Bill review

Twelve months of electric and gas data, analyzed before we arrive.

3

Site visit

Walk-through of every system, thermal imaging, and a power logger on the largest loads.

4

Analysis

Each finding gets an estimated yearly cost, a fix, and a rough payback.

5

Report review

We walk you through the report. Use it with us, another contractor or your own staff.

Commercial energy audit FAQ

What does a commercial energy audit cost?
Through December 31, 2026, audits are free for the first 10 qualifying buildings. After that, audits are quoted per building based on size and complexity.
What’s the difference between ASHRAE Level 1, 2 and 3 audits?
Level 1 is a walk-through and bill review that flags low-cost fixes. Level 2 adds detailed system surveys, measurements and a cost and savings estimate for each improvement. Level 3 is a deeper engineering study for major capital projects. Our audits are Level 2 scope.
How long does it take?
It depends on the building’s size and how many systems it has. We’ll give you a timeline on the intro call. The report follows once the meter data and bills are analyzed.
Do I have to hire you for the fixes?
No. The report is yours. We’re happy to quote the electrical and lighting items, and our sister companies handle solar, insulation and building work, but there’s no obligation.
Can the report help with utility rebates?
Often, yes. Many recommended upgrades, like LED lighting, controls and variable-speed drives, qualify for utility rebates, and the report gives you the numbers to apply.
