A standard home inspection covers the basics, but electrical systems are one of the areas where a general inspector’s walkthrough can miss things that matter. If you’re under contract on a Twin Cities home, here’s what’s worth a closer look.

Panel and service

Is it a fuse box or breaker panel, and what’s the amperage — 60, 100, 150, 200?
Is it a Federal Pacific or Zinsco panel? Both have documented breaker failure issues and most insurers and electricians recommend replacement.
Is there open capacity for an EV charger, a future addition, or a generator?

Wiring

Knob-and-tube or aluminum branch wiring anywhere in the home — common in homes built before 1970 and 1965–1975, respectively.
Two-prong, ungrounded outlets, especially in rooms where you’d plug in electronics or appliances.

Safety devices

GFCI protection in kitchens, bathrooms, and garages.
Working smoke and CO detectors, hardwired where code requires it.
