Smart Home Wiring: What to Plan Before You Build or Remodel

Smart homes don’t require special wiring — most smart devices work over Wi-Fi off your existing wiring. But “works” and “works reliably and at scale” are different things. If you’re building, remodeling, or doing a major addition, there are five or six wiring decisions that cost almost nothing to add now and a lot to add later. Here’s the planning checklist we walk through with customers doing new construction or whole-home remodels.

Neutral Wires at Every Switch

This is the #1 retrofit pain point. Smart switches (Lutron Caseta, Leviton Decora Smart, Kasa, etc.) usually require a neutral wire at the switch box. Older switch loops in homes built before the 2011 NEC update often only ran the hot and switched-leg to the switch — no neutral. When you go to upgrade later, you have to fish a wire from the ceiling box down to the switch (expensive) or use the small subset of “no-neutral” smart switches (limited).

In new construction or rewires, the answer is to pull a neutral to every switch box. Marginal cost during rough-in: ~$5 per switch in wire and a few extra minutes of labor. Cost to retrofit later: $150-300 per switch. Do it now if you’re touching the walls anyway. Code has required neutrals at switches since the 2011 NEC, so any new construction should already include this.

Structured Wiring: Cat 6 and Coax Pre-Runs

Even with Wi-Fi everywhere, hard-wired Ethernet is significantly more reliable and faster than wireless for fixed devices — desktops, TVs, gaming consoles, smart-home hubs, access points. The smart play is to run Cat 6 (or Cat 6a) to every room during construction, terminating in a central panel in a closet or basement utility room.

A typical smart-home Cat 6 plan: one Cat 6 to each bedroom, two to the living room (TV and console), two to the home office, one to the kitchen (TV/hub), one to each ceiling-mounted Wi-Fi access point location (4-6 access points for a typical 2-story 2500 sq ft home), and one to any exterior camera location. Total: 15-25 runs depending on home size. Cost during construction: $1,500-3,000 added. Cost to retrofit later: $5,000-15,000+.

Wi-Fi Mesh, Lighting Control, and the Patch Panel

Wi-Fi access points work better mounted in the ceiling than as desktop towers. Pre-running Cat 6 to ceiling locations in central rooms (typically near the kitchen, master bedroom, basement) gives you the option to install ceiling-mounted access points later — Ubiquiti, eero, TP-Link Omada, etc. — for whole-home strong signal. For a 2-story house, 3-4 ceiling access points typically blanket the home.

All this wiring terminates at a structured-wiring panel — usually 14×36 inches recessed in a basement or utility closet wall. The panel holds the Wi-Fi router, an Ethernet switch (managed or unmanaged), patch panels for the Cat 6 runs, coax distribution if you still use it, and a UPS or surge protector for the gear. We install structured-wiring panels for $400-700 during new construction, much more as a retrofit.

Frequently Asked Questions

Do I need smart-home wiring if I’m not buying smart devices today?

Future-proofing has real value. Wiring now while walls are open costs 10-20% of what retrofitting later costs. Even if you don’t buy smart switches or access points today, having the infrastructure means you can swap in any time without tearing walls open.

Can I do smart-home wiring myself if I’m an experienced DIYer?

Cat 6 and low-voltage runs are technically not under the electrical permit (low-voltage is a separate license category in Minnesota). DIY is allowed but harder than it looks — pulling 20 runs of Cat 6 cleanly takes practice. Most customers either hire it out or do the runs themselves and have us handle the terminations and panel.

Will my home’s resale value go up with smart-home wiring?

Modestly — buyers increasingly expect Cat 6 throughout, especially for home-office and entertainment locations. It’s not a major ROI item, but it’s a noticeable positive at inspection and a non-issue at appraisal.

What about Z-Wave and Zigbee — do those need special wiring?

No — Z-Wave and Zigbee are wireless protocols and don’t need wired runs to individual devices. But they do need a hub somewhere in the house, and that hub benefits from being hard-wired to your network. Plan a Cat 6 run to wherever the hub will live.

Can you do smart-home wiring in an existing home?

Yes, though it’s much more expensive than during construction. We do whole-home structured-wiring retrofits in 3-5 days for a typical 2-story home, $4,000-9,000 depending on access. Easier in homes with finished basements that have ceiling access and in single-story homes.
